Q Are these 100% titled condos? Or is it some sort of a time share?

These are 100% titled condos.  You own it 100% and can do anything you wish with it.  You can live in it full time.  You can live in it part-time and utilize our rental service to rent it out when you are not using it.  Or you can use it 100% as an investment property and never use it and have us rent it out on a full-time basis to attempt to achieve maximum revenue.

Q Why is it so cheap?

This is actually the first and most often question we always get asked.  We don't have a specific answer to this, of course.  But, in general, it is our belief that the current owners of suites in the building have not realized that Acapulco has changed over the last few decades.  Most owners are happy to do very little renovations (if any) and to rent out the rooms for low amounts.  We have identified an opportunity here to upgrade the suites to very nice, modern furnishings and amenities and to rent it out for much more.  The AcaCondos building has the most central and best location in all of Acapulco Bay and surrounding it are being built multi-million dollar condos.  It is our opinion that the price of the condos in AcaCondos will go up significantly soon and especially more-so once the rental service has a more proven track record of results as our rental service only just started in the summer of 2009 and we expect it will take 6-12 months to garner a following.  Once it has and we have a proven track record of results you can expect that the condo rates will rise dramatically.

Q Can foreigners buy property in Mexico?

Mexico has never allowed foreigners to own beachfront property DIRECTLY.  However, they have had a system in place for many years that hundreds of thousands of foreigners have utilized to own beachfront property in Mexico.  In Mexico, it is very well established that you only need to open up a bank trust at one of the premium banking institutions in Mexico and through this trust, you own the property.  The fee for this works out to about $500 USD per year.  This may seem quite high but when you consider how low property taxes are (below) it all works out to be fairly reasonable.  We can arrange the bank trust for you upon purchase.

Q Is there property tax in Mexico? If so, how much is it? And how do I pay it?

Yes there is property tax in Mexico but by international standards it is very cheap. Our studio suites that were purchased for $60,000 USD or less paid an average of $150 USD/year in 2010 property tax. If AcaCondos is actively managing your property we will pay the property tax for you every year and debit your account with us for the amount. If you are living in your suite fulltime and not using our management service then you can pay your property tax every January directly with the condo manager in the office located inside the resort.

Q Do you offer financing?

Foreigners who do not have a residency permit (FM2 or FM3) in Mexico cannot get bank financing locally.  Your bank in your home country may be willing to lend against the purchase but you will have to check with them directly.  We can help arrange financing on certain units, please contact us for more information.
